How does the heavy-deposit rent scam work?

They put ads on OLX for heavy-deposit flats, often ₹5 lakh to ₹30 lakh, under any random name. You are not looking for ordinary rent. You pay a token, then sign two papers: a rent / leave-and-licence agreement between you and the real owner, and an investment agreement between you and Sumit. Rent may run for a few months through your account. Then rent stops. The owner asks you to pay or leave. The deposit does not come back.

How much money is involved?

The Ulwe group complaint lists ₹83,10,000 from seven customers. Seven more families later reported about ₹70.65 lakh to this site. Those later cases are extra to the complaint. Together that is about ₹1.53 crore from 14 families who wrote to the police or to this site. That is what they reported, not a court total. On visits they also say they already manage around 150 people, at about ₹10 lakh each, roughly ₹15 crore if both numbers are in the right range. Those visit numbers are estimates, not audited figures.

Are there more cases besides the ₹83,10,000 police complaint?

Yes. Seven more families wrote to this site after that complaint. Those reports add about ₹70.65 lakh. They are extra to the Ulwe group complaint. Names are not published. The Vicky token case includes the email, a ₹2,70,000 receipt, and a 45-day refund letter. This is not a court total.

Why do police call it a civil matter?

The investment agreement is between you and Sumit. It is written so a police complaint can be treated as a civil dispute instead of fraud. The rent paper is separate, that one is between you and the real owner. If you already paid, keep every paper and chat, this matter is being taken towards the Economic Offences Wing (EOW) and Crime Branch.

They promised a refund in 45 days. Is that real?

Families say the 45-day refund is a delay line. A Future Wings letter dated 18 August 2026 accepts a cancellation and says the refund can take 45 days. Customers then get more dates, or the broker number goes dead. A 45-day letter is not your money back.

Is the Future Wings Bandhan Bank account frozen?

Families and agents say the Bandhan Bank account is frozen. When a customer deposited a Future Wings International Bandhan cheque, the bounce notice said no debit status. A UCO Bank cheque bounced for insufficient funds. A cheque is not repayment until it clears.

Taj Heights Seawoods Sector 50 heavy deposit, is this the same case?

A later customer reported Dilshan Pathan showing a flat at Taj Heights, Seawoods, Sector 50, then eight months of excuses after payment. They reported about ₹21 lakh. That report is extra to the Ulwe ₹83,10,000 complaint. Names are not published.
